California FAIR Plan Coverage and Pricing Explained

The California FAIR Plan provides essential fire coverage for homes that can’t obtain insurance in the standard market. But it’s not a complete replacement for traditional homeowners insurance. Understanding exactly what you’re getting is critical.

What the FAIR Plan Covers

The basic FAIR Plan policy covers your dwelling and other structures against fire, lightning, and internal explosion. Extended coverage is available for additional perils including windstorm, hail, explosion, riot, civil commotion, aircraft and vehicle damage, smoke damage, and vandalism.
Personal property coverage can be added to protect belongings inside your home. Loss of use coverage provides living expenses if your home becomes uninhabitable due to a covered loss.

What's NOT Covered

This is where many homeowners get surprised. Standard FAIR Plan policies do NOT include: theft or burglary, water damage (including floods), personal liability, medical payments to others, earthquake damage, or many other perils covered by traditional homeowners policies.
This is why wraparound policies exist, and why we strongly recommend them for most FAIR Plan policyholders.

Coverage Limits

The California FAIR Plan offers dwelling coverage up to $3 million. For higher-value homes, excess coverage may be available through specialty insurers. We help clients determine appropriate coverage limits based on current replacement cost estimates.
